Buying a home
The first step is getting pre-approved with a lender so you know your budget. From there, we’ll identify neighborhoods that match your lifestyle and price range, tour homes together, and I’ll guide you through writing a competitive offer, the inspection process, and closing. First-time buyers are one of my specialties — I’ll walk you through every step so nothing is a surprise.
Norman has several great options for first-time buyers depending on budget and lifestyle. Areas near the University of Oklahoma offer strong resale value. East Norman tends to have more affordable price points, while west Norman communities offer newer construction with modern amenities. I know these neighborhoods well and can help you find the best fit for your needs and budget.
Both have advantages. New construction gives you a brand-new home with builder warranties and the ability to customize finishes, but typically takes 4–8 months to build and may have less negotiating flexibility on price. Existing homes offer faster timelines, established neighborhoods, and often more square footage for the price. I specialize in both and can help you compare your options side by side.
Yes — and it costs you nothing. The builder pays my commission, so having me represent you as the buyer is completely free to you. More importantly, the builder’s sales agent represents the builder’s interests, not yours. I review contracts, negotiate upgrades, help you avoid common pitfalls, and make sure you’re protected throughout the process.
For an existing home, the process typically takes 30–45 days from accepted offer to closing once you’re under contract. Finding the right home can take anywhere from a few weeks to a couple of months depending on the market and your criteria. New construction timelines vary — production homes can close in 4–6 months, while custom builds may take longer.
Buyers in Oklahoma typically pay 2–3% of the purchase price in closing costs, which includes lender fees, title insurance, prepaid taxes and insurance, and other transaction costs. Your lender will give you a Loan Estimate early in the process breaking down the exact amounts. In some cases, we can negotiate seller concessions to help cover a portion of your closing costs.
Selling a home
Selling quickly comes down to three things: accurate pricing, strong presentation, and maximum exposure. I conduct a detailed market analysis to price your home competitively from day one, coordinate professional photography, and market your listing across MLS, Zillow, Realtor.com, social media, and my personal network. Overpriced homes sit — correctly priced homes sell. Call me at (405) 413-9802 for a free home valuation.
Home values in the Oklahoma City metro vary by neighborhood, condition, size, and current market conditions. I provide free, no-obligation Comparative Market Analyses (CMAs) for homeowners thinking about selling. A CMA looks at recent sales of comparable homes in your area to determine a realistic market value. Contact me at (405) 413-9802 to schedule yours.
As your listing agent, I handle pricing strategy, professional photography coordination, MLS listing, marketing across all major platforms, showing coordination, offer review and negotiation, contract management, and transaction coordination through closing. My job is to get you the best possible price with the least amount of stress — and I’m with you every step of the way.
In the current Norman and OKC market, well-priced homes in good condition typically receive offers within the first 1–3 weeks. From accepted offer to closing usually takes 30–45 days. Homes that are overpriced or need significant repairs tend to sit longer. My goal is always to price it right the first time so you don’t have to deal with price reductions later.
It depends on the repair and your timeline. Some updates — fresh paint, carpet cleaning, minor fixes — have a strong return and help your home show better. Major renovations rarely recoup their full cost. I’ll walk through your home before listing and give you an honest assessment of what’s worth doing and what’s not, so you spend your time and money where it actually matters.
