Just received PCS orders to Tinker Air Force Base? One of your first big decisions is probably figuring out where to live.
Should you buy in Moore or Oklahoma City? Which neighborhoods should you explore? How long will your commute be? And what can you realistically afford?
If you’re considering Moore, Oklahoma, three subdivisions worth exploring are Cypress Creek, Rock Creek, and Sonoma Lakes.
But here’s something you might not realize when researching homes from another state: These neighborhoods have noticeably different home prices, even though they’re all located in Moore’s 73160 ZIP code.
I recently reviewed 365 days of MLS sales across these three subdivisions, and the results offer some useful insights for buyers relocating to Tinker AFB.
I’m Daniella Miller, a bilingual Realtor® with Real Broker LLC, 10 years of experience, and more than 170 real estate transactions throughout the Oklahoma City metro.
In this guide, we’ll compare actual neighborhood sales prices, housing options, commuting considerations, schools, and VA financing so you can make a more informed decision before moving to Oklahoma.
Why Consider Moore, Oklahoma, When Relocating to Tinker AFB?
Tinker Air Force Base is located in Midwest City, on the southeast side of the Oklahoma City metro.
Moore is located south of Oklahoma City and is one of several communities worth considering when searching for a home within driving distance of the installation.
One reason buyers explore Moore is its combination of residential subdivisions, shopping, recreational amenities, and access to major highways.
Some of Moore’s practical advantages include:
- Access to Interstate 35 and connections to Interstate 240.
- A variety of single-family homes across different price ranges.
- Shopping and restaurants around SW 19th Street and other commercial corridors.
- City parks and recreational facilities.
- Access to additional amenities in both Oklahoma City and Norman.
One local destination worth knowing about is The Station at Central Park, located at 700 S. Broadway Avenue.
The facility offers recreational amenities, including a fitness area, indoor walking track, basketball courts, and seasonal aquatic activities.
For someone relocating from another state, these everyday conveniences can be an important part of choosing where to live.
If you’re still deciding between Moore, Norman, and Oklahoma City, I also put together a complete Oklahoma City relocation guide covering jobs, housing options, and commute considerations to help you compare the different areas before making your move.
Moore, OK Home Prices: What the Last 12 Months of MLS Sales Reveal
If you’re receiving PCS orders to Tinker AFB and planning to purchase a home in Moore, you’ll probably want to know what homes actually sell for, not just what sellers are asking.
I reviewed MLS sales from the past 365 days, covering approximately October 2025 through October 2026, for three Moore subdivisions:
- Cypress Creek
- Rock Creek
- Sonoma Lakes
Across these neighborhoods, 39 closed transactions appeared in the MLS results reviewed.
Of those 39 sales, 30 closed below $350,000.
However, the distribution was quite different between neighborhoods.
Cypress Creek vs. Rock Creek vs. Sonoma Lakes: Home Price Comparison
| MLS statistic | Cypress Creek | Rock Creek | Sonoma Lakes |
|---|---|---|---|
| Homes sold | 4 | 24 | 11 |
| Median sold price | $305,182 | $310,000 | $380,000 |
| Lowest sold price | $298,810 | $255,000 | $305,000 |
| Highest sold price | $322,260 | $464,000 | $425,000 |
| Homes sold under $350K | 4 | 21 | 5 |
Source: MLS closed sales reviewed by Daniella Miller, Real Broker LLC, for the preceding 365 days, ending October 2026. Data covers the included subdivision searches and is not a guarantee of current inventory or future prices.

What stands out?
Cypress Creek and Rock Creek had similar median sold prices, while Sonoma Lakes had a median approximately $70,000 higher than Rock Creek.
Another important difference is the number of sales.
Rock Creek had 24 recorded sales, compared with just four in Cypress Creek. That means Rock Creek’s median is based on a considerably larger sample of transactions.
Let’s look at each neighborhood more closely.
1. Cypress Creek: A More Consistent Price Range
Cypress Creek is one Moore subdivision worth considering if you’re searching for a smaller single-family home.
In the MLS results reviewed, four homes sold during the past 365 days, with prices ranging from approximately $298,800 to $322,300.
The median sold price was approximately $305,200.
The properties included in these sales had:
- Three bedrooms.
- Two bathrooms.
- Approximately 1,543–1,722 square feet.
One interesting finding is how consistent the home sizes and sold prices were among these four transactions.
For buyers considering homes in the low $300,000s, Cypress Creek may be worth including in a property search, depending on current availability.
However, four sales represent a relatively small sample. Buyers should compare individual properties, their condition, and current market competition before making an offer.
2. Rock Creek: More Variety in Home Sizes and Prices
Rock Creek showed the highest number of closed transactions among the three subdivisions reviewed.
During the past 365 days, 24 homes sold, with prices ranging from $255,000 to $464,000.
The median sold price was $310,000.
The properties included:
- Three- and four-bedroom floor plans.
- Approximately 1,688–3,056 square feet.
- Homes across multiple sections of Rock Creek.
Of the 24 closed sales, 21 were below $350,000.
That’s an important finding for buyers relocating to Tinker AFB who are trying to establish a realistic housing budget.
The MLS results demonstrate that Rock Creek has offered a wider range of home sizes and prices than Cypress Creek during the period reviewed.
However, not every property will fit the same budget. Home size, condition, updates, and location within the subdivision can affect value.
When comparing Rock Creek listings, I recommend paying close attention to the specific section, property features, and recent comparable sales.
3. Sonoma Lakes: Higher Median Prices and Several Larger Homes
Sonoma Lakes showed the highest median sold price among the three neighborhoods.
During the past 365 days, 11 homes sold, with prices ranging from $305,000 to $425,000.
The median sold price was $380,000.
The sold properties included:
- Three-, four-, and five-bedroom homes.
- Approximately 1,755–2,841 square feet.
- Properties across different phases of Sonoma Lakes.
Five of the 11 recorded sales closed below $350,000.
This tells us that properties within that budget have sold in Sonoma Lakes, but they represented fewer than half of the recorded sales.
For buyers with a slightly higher budget or those comparing larger floor plans, Sonoma Lakes may be worth researching alongside other Moore subdivisions.
As always, individual property features and current inventory matter more than a neighborhood’s historical median price alone.
Which Moore Neighborhood Should You Consider?
Based on these MLS results, here’s how I would approach the comparison.
If your budget is around $300,000–$325,000:
Cypress Creek and Rock Creek deserve a closer look based on their recorded sales. Both had median sold prices near $300,000–$310,000.
If you want more variety in home sizes:
Rock Creek showed a broad range of sizes and prices, making it useful to include when comparing different layouts and budgets.
If you’re exploring homes closer to the upper $300,000s or $400,000s:
Sonoma Lakes had a higher median sold price and several larger properties represented in the MLS results.
These are starting points for research, not guarantees about what is currently available.
The best way to narrow your search is to combine recent sales information with your financing, desired features, and actual available listings.
Cypress Creek, Rock Creek, and Sonoma Lakes aren’t your only options in Moore. If you’d like to explore additional areas, check out my guide to Moore, Oklahoma neighborhoods for homebuyers, where I cover other communities and important considerations when deciding where to buy.
What About Moore Public Schools?
For households with school-aged children, school assignments may be an important part of the relocation process.
One thing to understand is that a Moore mailing address does not automatically determine which specific school a child will attend.
Moore Public Schools uses attendance boundaries that can vary by property address and grade level.
Before purchasing a home, I recommend:
- Getting the full street address of each property you’re considering.
- Using the official Moore Public Schools School Finder.
- Verifying the assigned elementary, junior high, and high school.
- Contacting the district with questions about enrollment or transfers.
- Confirming school assignments before making your purchase decision.
Don’t rely exclusively on the school information displayed on real estate websites.
You can research assignments through the Moore Public Schools boundary information.
For objective school performance information, visit the Oklahoma School Report Cards.
These resources can help you evaluate schools according to your household’s priorities.
How Long Is the Commute From Moore to Tinker Air Force Base?
When relocating to a military installation, commuting considerations often influence where you decide to purchase.
From Moore, drivers may use Interstate 35, Interstate 240, or surrounding surface streets to travel toward Tinker AFB.
However, actual commute times depend on several factors:
- The property’s exact location.
- Your assigned work location on base.
- Which entrance you’re authorized to use.
- Your reporting time and shift schedule.
- Road construction, traffic, and gate operating hours.
Tinker Air Force Base has multiple entrances, and access conditions can change.
Before purchasing a home, review the installation’s official traffic and gate information.
If possible, test your commute at the same time you would normally report for duty.
If you’re relocating from another state, consider asking your sponsor or gaining unit which gate is most appropriate for your work location.
My recommendation: Don’t select a home based only on the estimated drive time shown by a real estate website. Consider your actual gate access and work schedule.
Buying a Home Near Tinker AFB With a VA Loan
One potential advantage for eligible military homebuyers is access to the VA home loan program.
VA-backed loans offer financing benefits that may make purchasing a home more accessible.
Not sure whether a VA loan is your best financing option? I also created a guide to buying a home in Moore, Oklahoma, with less than 5% down. It explains VA loans, FHA financing, conventional low-down-payment options, and assistance programs that may be available to qualified buyers.
Zero Down Payment May Be Available
Qualified buyers with sufficient VA entitlement may be eligible to purchase without making a down payment.
However, eligibility, lender underwriting, and appraisal requirements still apply.
No Monthly Private Mortgage Insurance
VA loans generally do not require monthly private mortgage insurance.
This can be an advantage compared with certain conventional financing options.
VA Funding Fee
Many VA loans include a funding fee.
For a first-use VA purchase loan with less than 5% down, the current funding fee is generally 2.15%.
Certain eligible borrowers qualify for exemptions.
You can review current funding fees and exemption requirements on the official VA website.
Closing Costs Still Apply
Even when purchasing with no down payment, buyers may have expenses associated with inspections, appraisals, insurance, and closing.
Depending on the transaction and applicable VA guidelines, seller-paid closing costs or concessions may be negotiated.
A lender experienced with VA financing can help you evaluate your options before making an offer.
Should You Buy or Rent During Your Tinker AFB Assignment?
Before choosing a neighborhood, there’s another important question to consider.
Does purchasing a home make financial sense for your assignment?
The answer depends on your situation.
How Long Do You Expect to Stay?
If you anticipate another PCS move within a relatively short period, compare the costs of buying and selling with the costs of renting.
Buying and selling a property involves transaction expenses, and home values aren’t guaranteed to appreciate.
There isn’t a universal number of years required to break even.
Would You Keep the Home as a Rental?
Some military homeowners consider renting out their property after receiving orders to another duty station.
However, owning a rental property remotely involves additional responsibilities and expenses.
You should evaluate:
- Potential rental income.
- Property management fees.
- Maintenance and repair costs.
- Vacancy periods.
- Insurance requirements.
- Future financing considerations.
A property should be evaluated using realistic rental income and expense estimates before assuming it will be a profitable investment.
Does Your BAH Fit Your Housing Budget?
Your Basic Allowance for Housing (BAH) may be an important part of your monthly budget.
However, your mortgage payment isn’t the only cost of homeownership.
Remember to consider property taxes, insurance, maintenance, utilities, and any HOA fees.
For current BAH information, visit the Department of Defense housing allowance resources.
Everyday Life in Moore, Oklahoma
Choosing a home involves more than comparing square footage and prices.
You’ll also want to understand what daily life might look like.
Moore offers shopping, restaurants, parks, and recreational amenities throughout the community.
The SW 19th Street corridor is one of the area’s major shopping destinations.
Another local amenity is The Station at Central Park, which offers indoor recreation and seasonal aquatic activities.
Moore’s location between Oklahoma City and Norman also provides access to additional employment centers, dining, entertainment, and community activities.
If you’re relocating from another state, exploring these amenities can help you become familiar with the area before arriving.
