Moving to Tinker AFB? Sunny Pointe vs. Frolich Meadows Home Prices

Moving to Tinker AFB? Whether you just received PCS orders or you’re a civilian employee relocating to Oklahoma City for a new position, one of your biggest decisions is figuring out where to live.

And here’s the real question: Where can you find a home near Tinker AFB that fits your budget and has the features you’re looking for?

If you’re considering Southeast Oklahoma City, Sunny Pointe and Frolich Meadows are two neighborhoods worth exploring. But here’s something you might not realize when searching online: Even neighborhoods located just a few miles apart can have noticeably different home prices, property sizes, and housing options.

So, what are buyers actually paying for homes in these areas?

I recently analyzed 90 days of MLS sales in Sunny Pointe, Frolich Meadows, Sweetwater, and Oakbridge Trails to compare actual sold prices rather than just asking prices.

And the numbers reveal some interesting differences.

I’m Daniella Miller, a bilingual Realtor® with Real Broker LLC, 10 years of experience, and more than 170 real estate transactions throughout the Oklahoma City metro.

In this guide, we’ll compare recent home prices, explore these four neighborhoods, discuss commuting considerations, and cover what military personnel and civilian employees should know about buying a home near Tinker Air Force Base.

Why Consider Southeast Oklahoma City When Working at Tinker AFB?

Tinker Air Force Base is located on the southeast side of the Oklahoma City metropolitan area, near Midwest City and Del City.

Although those communities are immediately adjacent to the installation, they’re not the only locations worth considering.

Southeast Oklahoma City and nearby residential areas offer a variety of single-family housing options across different price ranges.

Depending on the property, buyers may have access to major routes such as Interstate 240, Interstate 35, Sooner Road, and Eastern Avenue.

However, here’s something I always recommend keeping in mind:

The closest house to Tinker AFB isn’t necessarily the house with the shortest commute.

Your actual travel time depends on your work location, the base entrance you use, your reporting schedule, and traffic conditions.

That’s why I recommend comparing specific addresses instead of assuming every home in Southeast Oklahoma City offers the same commuting experience.

If you’re relocating to the Oklahoma City metro for work, it’s worth comparing more than just one area. I also created a complete guide to relocating to Oklahoma City for work, covering major employers, housing options, and commuting considerations throughout Oklahoma City, Moore, and Norman.

Sunny Pointe vs. Frolich Meadows: What Are Homes Actually Selling For?

Let’s look at the numbers.

I reviewed closed MLS transactions from the preceding 90 days, ending in October 2026.

Here’s how Sunny Pointe and Frolich Meadows compared.

Market statisticSunny PointeFrolich Meadows
Closed sales44
Median sold price$220,750$237,450
Lowest sold price$178,000$230,000
Highest sold price$230,000$240,000

Source: MLS closed sales reviewed by Daniella Miller, Real Broker LLC, for the preceding 90 days, ending October 2026. These figures reflect a limited number of transactions and do not represent current listing availability.

One thing stands out immediately.

All eight recorded sales in these two subdivisions closed below $250,000.

That doesn’t mean every home in these neighborhoods is worth less than $250,000 or that similar homes are currently available.

It simply tells us what buyers paid for the properties included in this recent sample.

Let’s take a closer look.

1. Sunny Pointe: Recent Home Sales Below $250,000

Sunny Pointe is a residential subdivision in Southeast Oklahoma City, with properties represented in the SE 78th–79th Street area.

During the 90-day period reviewed, four homes sold between $178,000 and $230,000.

The median sold price was $220,750.

The recorded properties included:

  • Three- and four-bedroom homes.
  • Two bathrooms.
  • Approximately 1,237–1,521 square feet.

For someone relocating to Tinker AFB who wants to explore homes below $250,000, Sunny Pointe may be worth researching.

However, I wouldn’t recommend choosing a neighborhood based on sold prices alone.

When comparing individual properties, consider:

  • Roof age and condition.
  • HVAC and other mechanical systems.
  • Interior updates.
  • Floor plan and storage.
  • Property taxes and insurance.
  • Any needed repairs.

A lower purchase price doesn’t necessarily mean lower overall ownership costs.

For buyers relocating from another state, it’s especially important to understand a property’s condition before making a financial commitment.

2. Frolich Meadows: Recent Prices Around the Mid-$200,000s

Frolich Meadows is another subdivision worth researching in Southeast Oklahoma City.

The MLS search included properties around SE 47th–55th Streets, so it should not be described as being located directly along SE 89th Street.

During the preceding 90 days, four homes sold between $230,000 and $240,000.

The median sold price was $237,450.

The recorded properties included:

  • Three- and four-bedroom homes.
  • Two bathrooms.
  • Approximately 1,588–1,991 square feet.

One interesting finding is that all four transactions closed within a relatively narrow $10,000 price range.

This provides a useful snapshot of recent activity, although four transactions aren’t enough to establish a definitive neighborhood value.

If you’re considering Frolich Meadows, I recommend comparing the current available properties with recent sales of similar homes.

Factors such as condition, renovations, square footage, and property features can affect what represents a reasonable offer.

What If Your Budget Is $250,000–$325,000?

Here’s where I would encourage buyers to think strategically.

All eight recorded sales in Sunny Pointe and Frolich Meadows closed below $250,000.

If you’re preapproved for $325,000, that doesn’t mean you need to spend the full amount.

You might find that a less expensive property offers the features you need while leaving more room in your monthly budget.

However, don’t assume that having a higher budget automatically gives you negotiating leverage.

Your offer should reflect the property’s condition, recent comparable sales, current competition, and the seller’s circumstances.

And if neither neighborhood has a suitable property available, expanding your search to nearby subdivisions may provide additional options.

Two More Neighborhoods Near Tinker AFB Worth Researching

Although Sunny Pointe and Frolich Meadows are the focus of this article, I also reviewed recent transactions in Sweetwater and Oakbridge Trails.

These areas provide additional examples of housing prices in the broader Southeast OKC and nearby SE 89th Street corridor.

Sweetwater: Near SE 89th Street and Eastern Avenue

Sweetwater is located near SE 89th Street and Eastern Avenue.

The MLS results included two closed transactions:

  • A 1,301-square-foot home sold for $256,900.
  • A 1,394-square-foot home sold for $274,150.

Both properties had three bedrooms and two bathrooms.

The median sold price for these two transactions was $265,525.

For buyers researching homes in the $250,000–$300,000 range, these sales provide recent examples worth considering.

However, two transactions are not enough to determine a typical neighborhood price.

Because this area is near municipal boundaries, buyers should also verify the exact city jurisdiction and school assignments for individual properties.

Oakbridge Trails: A Wider Difference Between Recent Sales

Oakbridge Trails also appeared in the MLS research.

Two homes sold during the preceding 90 days:

  • One sold for $140,000.
  • Another sold for $245,000.

The properties had approximately 1,530 and 1,652 square feet.

Both were three-bedroom, two-bathroom homes.

Despite relatively similar reported sizes, the sale prices differed considerably.

Without reviewing the individual properties’ condition, updates, and transaction details, we cannot determine what caused that difference.

This is a good reminder that price per square foot and neighborhood averages don’t tell the entire story.

When purchasing a home, individual comparable sales and property condition matter.

Comparing Four Neighborhoods Near Tinker AFB

Here’s how the four subdivisions compare using the recent MLS transactions.

NeighborhoodClosed salesMedian sold price
Sunny Pointe4$220,750
Frolich Meadows4$237,450
Sweetwater2$265,525
Oakbridge Trails2$192,500

These historical prices provide a starting point for researching the local housing market.

However, they do not establish which neighborhood is the best investment or guarantee that similar homes are currently available.

Each buyer should evaluate individual properties based on their budget, financing, desired features, and long-term plans.

Moving to Tinker AFB? Here's What to Know About Southeast OKC Home Prices

Based on MLS sales from the past 90 days, Sweetwater recorded the highest median sold price at $265,525, followed by Frolich Meadows at $237,450, Sunny Pointe at $220,750, and Oakbridge Trails at $192,500. These figures reflect a small sample of recent closed sales, so current home prices and availability may differ.

How Long Is the Commute From Southeast OKC to Tinker AFB?

If you’re relocating for work, your daily commute is probably near the top of your priority list.

But Tinker AFB isn’t like a typical workplace with one entrance.

The installation has multiple gates, and their operating hours and access procedures may vary.

Before purchasing a property, I recommend:

  1. Confirming where you’ll be working on base.
  2. Identifying the entrance you’re authorized to use.
  3. Reviewing the route from the property’s exact address.
  4. Checking traffic during your expected reporting hours.
  5. Considering how construction or gate closures could affect your commute.

You can review current information through the official Tinker AFB traffic and gate resources.

If you’re receiving PCS orders, your sponsor or gaining unit may also be able to provide useful guidance.

My recommendation is simple: Don’t choose a property based solely on the distance displayed in a listing.

Can You Buy a Home Near Tinker AFB With a VA Loan?

For eligible military personnel and veterans, VA-backed home loans may provide valuable financing benefits.

Some of the most important features include:

Zero Down Payment May Be Available

Qualified borrowers with sufficient VA entitlement may be able to purchase a home without making a down payment.

However, lender underwriting, appraisal requirements, and other eligibility conditions still apply.

No Monthly Private Mortgage Insurance

VA loans generally do not require monthly private mortgage insurance, even when the borrower makes no down payment.

VA Funding Fee

Many VA loans include a funding fee.

For a first-use VA purchase loan with less than 5% down, the current funding fee is generally 2.15%.

Certain eligible borrowers qualify for exemptions under VA rules.

For example, at a $265,000 purchase price, a 2.15% funding fee would equal approximately $5,698.

That’s an illustration, not a personalized loan estimate.

You can verify current requirements through the official VA funding fee information.

Closing Costs Still Apply

Even with a zero-down-payment loan, buyers may need money for inspections, insurance, appraisal-related expenses, and other closing costs.

Depending on the transaction, seller-paid closing costs or concessions may be negotiated.

Working with a lender familiar with VA loans can help you understand your options.

What If You’re a Civilian Employee at Tinker AFB?

Not everyone working at Tinker Air Force Base qualifies for VA financing.

Civilian employees without qualifying military service may consider other financing options.

Depending on eligibility, these can include:

  • Conventional loans with low-down-payment options.
  • FHA loans.
  • State or local homebuyer assistance programs.
  • Other financing options offered by participating lenders.

The best choice depends on your credit profile, income, savings, property type, and long-term goals.

If you’re comparing financing options, I also wrote a guide explaining how to buy a home with less than 5% down in the Oklahoma City metro.

Before scheduling showings, I recommend speaking with a lender so you understand your comfortable monthly payment and estimated cash needed at closing.

Don’t Overlook School District and Municipal Boundaries

When relocating from another state, it’s easy to assume that a ZIP code identifies the city and school district serving a property.

But that’s not always the case in the Oklahoma City metro.

Southeast Oklahoma City, Moore, Del City, and Midwest City are separate municipalities, and nearby properties may fall within different jurisdictions.

A property’s mailing address doesn’t always establish its municipal location or school assignment.

Before purchasing, verify:

  • The municipality in which the property is located.
  • Applicable property taxes.
  • The school district and campus assignments, when relevant.
  • HOA requirements, if applicable.
  • City services and utilities.

For school research, the Oklahoma School Report Cards provide publicly available performance information.

Use the specific street address and contact the appropriate district to confirm school assignments.

Should You Buy or Rent When Relocating to Tinker AFB?

This is another important question, especially if you’re active-duty military and may receive another assignment in the future.

Before purchasing, consider:

How long do you expect to remain in Oklahoma?

Buying and selling involve transaction expenses, and home values aren’t guaranteed to increase.

What does your complete monthly payment look like?

Include principal, interest, taxes, insurance, maintenance, and HOA fees when applicable.

Would you consider keeping the home as a rental if you relocate?

If so, research potential rental income, property management costs, maintenance, vacancies, and financing requirements.

Would renting temporarily help you become familiar with the area?

For some buyers, purchasing soon after arriving makes sense. Others prefer to spend time exploring neighborhoods before committing.

There isn’t one answer that works for everyone.

Considering Moore Instead of Southeast Oklahoma City?

Southeast OKC isn’t your only option when relocating to Tinker Air Force Base. Moore, Oklahoma, also offers a variety of neighborhoods and housing options worth exploring.
